Although benefiting from being close to the city centre the site was down at heel and, backing on to a multi-storey car park, very restrictive.
However this did enable the audience to enter and exit the centre very conveniently from the parking levels and released a considerable part of the site at ground level for the creation of a generous new south-facing terrace with which to help regenerate the economic and cultural life of the city.
